When selling a property, one of the key documents required is the Electrical Certificate of Compliance. It proves your electrical installation is safe, lawful, and up to South African National Standards.

Why it matters
Why the CoC matters
A CoC may only be issued by a registered, qualified person after a full visual inspection and comprehensive testing of the electrical installation. This ensures the installation is reasonably safe when properly used.
All hazards must be rectified before a valid CoC can be issued.
Issuing an invalid CoC is a criminal offence under the Occupational Health and Safety Act and may result in fines or even imprisonment. Working with a reputable, registered professional is essential.

An Electrical Certificate of Compliance is a legal document and a legal requirement when selling your property. It protects you, it protects the buyer, and it keeps the transfer process moving.

The two year rule
If no alterations have been done, your electrical CoC may not be older than two years to be used for the transfer of the property.
Solar systems
As per current regulation, solar systems require additional test reports.
Registered person only
Only a registered electrician may issue a CoC after inspecting and testing the installation.
Legal requirement
The CoC is a legal document. Providing false information or using an invalid CoC is a criminal offence.
Your responsibility
You as the seller are legally responsible for ensuring the electrical installation is compliant.
Smoother transfers
Having a valid CoC ready avoids delays and last minute negotiations, and can prevent the buyer from requesting a lower price.
